Before you visit: rebate eligibility
- The apartment must be on our current eligible list. Not every apartment or lease qualifies.
- Contact us before visiting or applying so we can confirm the property’s locator and escort requirements and register your referral.
- Some properties require an agent escort and may decline commission for a visit without one. Registering us as your locator does not guarantee payment. If the property does not pay us a commission, no cashback is payable.
- Use the guest-card details we provide. Identify Shane Lee / Limvesting Realty as your locator on the property’s guest card and application, following our instructions. The property must recognize the referral.
- Payment is contingent on move-in, the property paying the locator commission, your written rebate terms, and consent of the party we represent. A guest card alone does not guarantee commission or cashback.
- No rebate is offered where a property prohibits it. The amount and payment timing are confirmed in your written rebate terms.
- The same service-based eligibility conditions apply to all customers.

Can I choose any apartment?
The service and rebate apply only to apartments on our current eligible list. Share your preferences and we’ll help identify options. A property’s inclusion, availability, commission, and rebate eligibility must be confirmed before you visit.
What should I do before visiting?
Contact us first. We contact the property to confirm its locator and escort requirements, register your referral, and give you the guest-card information to use. Follow those instructions and name Shane Lee / Limvesting Realty as your locator on both the guest card and application.
Does “without an agent escort” mean no help?
No. We still help with apartment recommendations, contact the property about your visit, and provide your locator details. You visit without us accompanying you; the property determines how its tour is conducted.
What if the apartment does not pay the locator commission?
Cashback is payable only if we actually receive the eligible locator commission. Some apartments require your locator to accompany you and may decline commission for a visit without an agent escort, even if you name us as your locator. Contact us before visiting or applying so we can confirm that property’s requirements. If the property does not pay us a commission, no cashback is payable.
Is cashback a percentage of my rent?
No. Without an agent escort, cashback is up to 50% of the eligible locator commission we actually receive. With an agent escort, it is 20%. Your written terms confirm the applicable rate. For example, if the eligible commission received is $1,000, cashback would be up to $500.00 without an agent escort or $200.00 with an agent escort. These figures are examples, not guaranteed amounts.
When will I receive my cashback?
After you move in and we receive the commission from the apartment, subject to your written rebate agreement. Property processing times vary. Your rebate terms will specify the payment process and timing; cashback is not an upfront rent credit.
I’m relocating or renting before buying. Can you help?
Yes. Tell us where you need to commute, your budget, and how long you expect to rent. We can discuss eligible apartment options and lease lengths. Availability, lease terms, and approval are determined by each property.
