These terms explain how AptJaldi’s website and apartment-locating service work, including the steps needed before a visit and the conditions that apply to cashback.

1. About AptJaldi and these terms

AptJaldi is the apartment-locating website operated by Shane Lee, a Texas real estate agent affiliated with Limvesting Realty, serving the Dallas–Fort Worth area. These terms describe use of the website and our general service conditions. A separately signed representation agreement, rebate agreement, lease, or other transaction document governs the matters it covers. These website terms do not amend a signed agreement.

Browsing the site or sending an inquiry does not, by itself, create an exclusive representation agreement, a lease, or a guaranteed right to a rebate. Representation and any related obligations must be established through the applicable disclosures and agreements. Our service welcomes customers without unlawful discrimination.

2. Recommendations and property information

We help narrow apartment options based on the preferences you share. Recommendations and cashback are limited to apartments on our current eligible list. Inclusion on that list does not guarantee a property’s availability, locator participation, commission payment, or rebate eligibility for a particular lease.

Properties set their rents, fees, deposits, concessions, availability, application standards, lease terms, and approval decisions. These can change. Confirm the current details with the property and review its written documents before applying or signing. Images may be illustrative rather than pictures of a recommended or available apartment. We do not promise that an apartment will meet every preference or that an application will be approved.

3. Contact us before visiting or applying

To be considered for our locating service and any associated rebate, contact us before visiting or applying to the apartment you want to consider. We need to confirm the property’s current locator rules, commission eligibility, referral process, and escort requirements.

  • Wait for our property-specific referral and visit instructions.
  • Use the guest-card details we provide and identify Shane Lee / Limvesting Realty as your locator where required, including on the guest card and application.
  • Tell us if the property asks you to register differently, changes the tour arrangement, or gives you information that conflicts with our instructions.
  • Do not assume a locator registration, website inquiry, or guest card alone guarantees a commission or rebate.

4. With or without an agent escort

Without Agent Escort means you visit without us accompanying you after we help coordinate the referral. It is available for rebate purposes only when the property permits that arrangement under its locator commission requirements.

With Agent Escort means we accompany you on the arranged visit. Some properties require an escort and may refuse to pay a locator commission when the agent does not attend, even if the locator is named on the guest card or application. Confirm the requirement with us before the visit.

5. Cashback eligibility, amount, and payment

The website advertises up to 50% Without Agent Escort and 20% With Agent Escort, subject to eligibility and your written rebate terms. These percentages apply to the eligible locator commission we actually receive, not to your rent, deposit, or total lease value.

  • The apartment and lease must qualify under our eligible list and the property’s locator program.
  • You must follow the confirmed referral, registration, application, and escort requirements.
  • You must move in, and we must actually receive the eligible commission from the property.
  • The rebate is subject to the consent of the party we represent and any other applicable requirements. We cannot promise a rebate contrary to a known property no-rebate policy.
  • The applicable percentage, commission basis, eligibility requirements, and payment process must be confirmed in your written rebate terms before your visit.

“Up to” is a maximum, not a guaranteed percentage or dollar amount. Commission amounts and qualifying conditions vary. If the property does not pay us a commission, no cashback is payable from that commission. If the commission received differs from an estimate, the written rebate terms determine the resulting amount.

Cashback is paid after move-in and our receipt of the commission, according to your written rebate terms. It is not an upfront rent credit. We do not promise a fixed property-processing or payment date on this website. Calculators and examples are illustrations, not individual offers or payment guarantees. Changes to website rates do not retroactively change an existing written rebate agreement.

6. Fees, applications, and leases

A participating apartment may compensate us for a qualifying referral or lease. Any fee payable directly by you to us must be separately disclosed and agreed in writing before it is charged. Apartment application fees, administrative charges, deposits, rent, and other property charges are governed by the property’s documents.

You are responsible for providing accurate information and reviewing application and lease documents. We do not make the property’s screening decision, collect rental applications through this inquiry form, or act as the landlord. Pay a property’s charges only through a payment method you have verified with that property. Legal, tax, lending, and immigration questions should be directed to the appropriate professional.

7. Communications and privacy

When you submit the inquiry form, you request contact by text or email about your apartment search. You may also request a call. Use a number and email address you are authorized to provide. Message frequency varies with your search, and carrier message or data charges may apply.

To stop texts, reply STOP to a text from us or contact us by phone or email. You may ask to change your contact method or stop search-related follow-up. You can contact us by email if you prefer not to receive texts. The inquiry form does not enroll you in an unrelated marketing subscription.

Our Privacy Policy explains our handling of inquiry information, traffic reporting, retention, and privacy requests. Do not submit identity documents, account numbers, or other sensitive records through the general inquiry form.

8. Appropriate use of the website

Use the site for lawful apartment-search and service inquiries. Do not impersonate another person, submit information you are not authorized to provide, upload malicious material, attempt unauthorized access, or disrupt the site. You may view and share links to our public pages for personal use. Rights in site content and third-party materials remain with their respective owners; do not reproduce them for commercial use without permission or another legal basis.

9. Website information and limitations

We aim to keep the website accurate and usable, but we cannot guarantee uninterrupted access, error-free content, or the continued accuracy of information supplied by an apartment or other third party. Contact us if you notice an error or if details are important to your decision. Links to third-party sites do not make us responsible for their content, policies, security, or performance.

To the extent permitted by applicable law, we are not responsible for losses caused solely by a third party’s independent acts, inaccurate third-party information, or a website interruption beyond our reasonable control. Nothing in these terms excludes responsibility or limits a right or remedy that cannot lawfully be excluded, and nothing excuses our own obligations under applicable law or a signed agreement.

10. Updates and questions

We may revise these website terms prospectively by posting an updated version and effective date. A change does not retroactively alter an agreed rebate or signed transaction document. Texas law applies to these terms, subject to any mandatory consumer protections that otherwise apply. No mandatory arbitration or waiver of a nonwaivable consumer right is created by these terms.

If a provision cannot be enforced, the remaining provisions apply to the extent permitted by law. Contact us promptly with questions about a referral, rebate, or website statement so we can review the situation.
